I don't even live in a good area of LA. There's shootings, graffiti, helacopters with their lights shining in the windows, and a Budweiser factory down the street. My apt would be $950 if I were to move in now. I have the best apt in the building though as it's on the other side of the building from the freeway, I'm on the 3rd floor giving me a great veiw of single story residences with big back yards, and I get great veiws of the afternoon sun and sunsetts as I can see the whole north west end of the valley.

I hate apts with windows that look right into someone elses windows or a wall.

oh i know A1 - - -it friggin sucks..............and the taxes!! holy crap, worse than KC - - - the good thing is that with the projected build and me being a landscape contractor - - i'll be installing some crazy water features and top of the line plantings as a show case for customers to come see....the property will be worth somewhere in the 300 to 400 K range in a year or so..............not a bad investment really - - my mortgage will actually be 75 dollars less tan my rent is now - - go figure

if witchita is still growing as fast as it was 10 yrs ago then property is never a bad investment, especially now with the market as soft as it is, if you can afford it grab it - -with a 200 dollar mortgage youcan look around and find a handy man type person to rent it for the mortgage, taxes and untilities and let him work the rest off in improvements to the house - -you may not put money in your pocket but you won't be spending much either and in 5-8 years you could have 100K house or more - - who knows where this market will go

a buddy of mine always says "land is a great investment because their not making anymore of it" lol

What do you think of a co-op type of situation where a group of people buys a bunch of land, splits it up into individual peices, and each builds their own home to save $$$?

I think it would be a great way to reduce costs for each member.

co-op situations are great ideas in concept...and a houseing co-op would work with all like minded people - -other wise you end up with a controll issue - - -"you can't paint your house blue because we don't like it" "you can only have 2 cars in the driveway at one time" etc etc etc - -

People suck - - -inevitably we destroy any good we create
